Another day of just doing what we do best, Selling Homes. What a great day.  Just returned from putting a SOLD sticker on our 4 Sale sign and removing the lock box from a condominium in Byron.  No matter how many sales we have, we are always excited every time we put a SOLD sticker on one of our 4 Sale signs. Flood Reinforces Need to have Home Owners Insurance

Like most of us, we always question why we should keep paying the premiums that we do for homeowners insurance. On June 26, 2010 we had a flood in our lower level of our home. The loss will be in the thousands of dollars. The water line feeding the downstairs toilet broke, to be more specific the plastic fitting at the tank broke letting the water line gush water under full pressure for about forty-five minutes. That???s all it took to completely soak the lower level in our home. Carpets, tiles, bookcases, filing cabinets and furniture all had to be removed dried and cleaned. Most of our ???stuff??? is now in storage. How good is our insurance ??? the proof is in the service when a claim happens. So far the service has been great. What have we learned?

First: the feed lines to our two toilets have been changed to FloodSafe Auto-Shutoff Connector, which protects against Catastrophic Water Damage by shutting off if the water runs with out backpressure. They can be purchased at most hardware stores or through your plumber.

Second: the hoses to our washer have been replaced with stainless steal flex lines.

Third: the next upgrade will be to have ball valves installed at all shut offs. They require only a quarter turn to completely shut off and best of all they work.

Fourth: would be installation of a ball valve on the house side of the water meter. (Our plumber installed one may years ago, as he did not trust the standard shut off valve installed by the city/builder.)

As to Fraser???s office, it has been suggested it was a needed and long over due house cleaning. Keep paying those premiums.
